Loans for Churches welcomes the opportunity to serve brokers.
We are church/ministry specialists, that’s all we actually do. We can very quickly place you in a very favorable position. One of the reasons is that we are associated with faith based lenders that we have developed over the last 14 years and they are very favorable towards churches and ministries.
I don’t know if you have talked to any banks as of yet but the churches we have talked to – what we have discovered is that for some reason they have told us that many banks are not favorable to churches.
The overview of how we may help you:
Brokers, based on the information you share with us, we submit that information to our corporate office.
The way this would work then would be usually
Within 24 hours, a specialist will be in touch with you and do a verbal analysis with you over the phone.
If at that point you would like to take the next step, they would continue to work with you, they would collect a little more information from you and then we would place the information in the hands of a couple faith based lenders to see what kind of feedback they provide us.
The next stage is full documentation which of course you would have to do with any bank or other lending institution that you wanted to work with. Basically we require the same docs anyone else would. But we will be working with you on a daily basis to gather that information, it is then placed in a portfolio type format.
We do much of the underwriting ourselves. We would ask for a biography on key staff and the senior Pastor. We have found that that type of biography is very useful for the lender.
The portfolio as it turns out is a very sharp looking document. We then go out and place it in the hands of a good number of faith based lenders and allow them to bid on your package. As you can imagine this places you in a very good position out in the market place to get the best terms possible because they are bidding on your loan.
Once we identify the best lender, we put everything in writing as to the % rate, etc and get that package back to you.
All this can happen very quickly, normally within 45 days.
The only thing that usually can be a hold up is the documentation, but once that’s complete we are able to close in about 45 days
Exclusivity: Many banks and lending institutions do require an exclusive relationship but we do not. During this entire process you are of course are free to go out and shop your loan to banks and institutions.
